Complex Buildings Consultancy Management

Statutory Compliance made simple

Managing statutory compliance can sometimes feel complicated, but it doesn’t have to be.

UK legislation places responsibilities on those who own, manage or have control of buildings to make sure they are safe for occupants, visitors and contractors.

Every building is different, and its compliance requirements will depend on factors such as its age, use and the systems within it. Keeping inspections, certificates, maintenance records and any remedial works up to date is an important part of managing your responsibilities and reducing risk.

Common Areas of Compliance

  • Heating and ventilation systems
  • Fixed electrical installation inspections (EICR)
  • Electrical Equipment Testing (EET), formerly known as PAT
  • Passenger lifts and LOLER inspections
  • Legionella management
  • Asbestos management
  • Active and passive fire protection systems
  • Lightning protection systems
  • Other fire safety and protective systems

Why Choose Core FRA Solutions?

Compartmentation Surveys

Fire compartmentation is an important part of a building’s passive fire protection. It is designed to help slow the spread of fire and smoke, giving occupants more time to evacuate safely and helping to limit damage to the building.

At Core FRA Solutions, our Fire Compartmentation Surveys look at the condition of fire-resisting walls, floors, ceilings, service risers and fire-stopping measures throughout the building.

We identify defects, unsealed service penetrations and other areas where the integrity of fire compartments may have been compromised.

Following the survey, you’ll receive a clear report outlining our findings, along with practical recommendations to help address any issues and improve fire safety.

Our Surveys Cover:

  • Fire-resisting walls, floors and ceilings
  • Service penetrations and fire stopping
  • Void spaces and compartment lines
  • Fire doors and surrounding construction, where applicable
  • Identification of defects that may affect compartment integrity

Why It Matters

  • Helps limit the spread of fire and smoke
  • Supports your fire safety responsibilities
  • Helps Responsible Persons understand and manage passive fire protection risks
  • Provides a clear record of the condition of the building
  • Helps identify and prioritise remedial works where required

We take a practical and proportionate approach, providing straightforward advice to help building owners and managing agents understand their passive fire protection and keep their buildings safe.

Electrical Equipment Testing (Previously known as PAT)

Previously known as Portable Appliance Testing (PAT), EET helps businesses, landlords and property managers make sure their electrical equipment is safe to use and properly maintained.

EET can support good electrical safety management and help meet relevant UK legislation, including:

  • Health and Safety at Work etc. Act 1974
  • Electricity at Work Regulations 1989
  • PUWER 1998
  • Management of Health and Safety at Work Regulations 1999

Who’s responsible?

Employers, landlords and self-employed individuals have a responsibility to ensure electrical equipment is safe, suitable and properly maintained.

Why does it matter?

Regular visual inspections and, where appropriate, electrical testing can help identify damage and faults early, reducing the risk of electric shock, electrical fires and equipment failure.

How does it work?

A competent person carries out visual inspections and appropriate electrical testing, with clear records provided of the equipment checked.

At Core FRA Solutions, we keep things simple and practical, helping you stay on top of your electrical safety responsibilities.

Fire Doors Inspection

Are Your Fire Doors Doing Their Job?

Fire doors are an important part of a building’s fire safety. When they’re properly maintained and working as they should, they can help slow the spread of fire and smoke and give people more time to escape safely.

At Core FRA Solutions, we carry out friendly and thorough fire door inspections to help you understand the condition of your doors and identify anything that may need attention.

  • Thorough checks of your fire doors and associated components
  • Practical advice on any issues identified
  • Clear, easy-to-understand reports and recommendations
  • Helping you meet your fire safety responsibilities
  • Ideal for landlords, managing agents, businesses and residential properties

We don’t just look at the door itself. We check the condition of the door, frame, hinges, closer, locks, glazing, letterboxes and other relevant components, helping to give you a clear picture of its overall condition.

Whether you have a handful of fire doors or a larger portfolio, we’re here to make the process straightforward and help you understand what needs to be done.

Good fire doors matter. Let’s make sure yours are doing their job..
